THE HOME
1909 lovingly maintained Craftsman home in the Beverly Kingsley neighborhood of Mid-Wilshire / Koreatown. We are the fourth family to own the home, and you'll notice how meticulously all of the owners have preserved period details such as wood paneling on the walls and ceiling, a Batchelder fireplace, built-in bookshelves, original light fixtures, and the beautiful staircase with bench storage and built-in period light fixtures.

Walk past a mature orange tree and step up through the generously sized porch (with porch swing hooks). The house has four bedrooms and a sun room, with three of the bedrooms and sun room upstairs, and a smaller bedroom on the first floor off the dining room. Both the sun room and the first-floor bedroom are perfect for use as home office spaces.

The house sits on a 7500-sq ft lot and you'll have access to the backyard with a small lawn. We'll continue to use the two-car garage and ADU that sits in the back of the property as our office space as we'll be moving to another home within walking distance. There are two vegetable planters and if you're keen to garden we can share the space; alternatively, one of the planters is gated and was used by a previous owner for her large outdoor dog (in addition to running around the yard).

THE NEIGHBORHOOD
We love the mix of neighbors in Beverly Kingsley, many of whom have lived in the area for over 30 years. It's really a nice quiet pocket of single family homes that until very recently was fairly under the radar, and you'll see a good mix of long-standing and new-to-the-neighborhood people. Lots of people walk in the mornings and evenings, and you'll see that the community is socioeconomically and ethnically mixed. There's a neighborhood mailing list you can join to get connected to service opportunities, to find a reputable service provider, or just get to know the neighbors.

Single-family zoning through most of the neighborhood makes it quiet for being so close to the city. Groceries are a 9-minute walk away at the Korean grocery store, famed for fresh fruit and vegetables at great prices, including regular stock of fresh mint, cilantro, and kale, or boxes of 12 mangoes for $6. Full Service Coffee, Noshi Sushi, and Tenraku Korean BBQ (one of Eater's 17-best Korean restaurants in LA) are each 3-4 blocks / six-minute walks away. At 1.25 miles, Larchmont is 7 minutes by car, 25 minutes by foot. If you like walking, it's a great stroll getting there through the well landscaped and wooded areas of Windsor Square/Hancock Park.

And of course much of the appeal of this area is how quickly you can get elsewhere: Silverlake, the Grove, Rampart Village, West Hollywood, and Atwater Village are all 10-20 minutes by car. Downtown/Little Tokyo/Arts District and the expansive and historically significant Los Angeles State Historic Park are 15 minutes away (if the 101 is backed up, take Temple or Beverly Boulevard).

This is a 12-month lease term with one-month security deposit, plus first and last month's rent, due upon receiving keys.
After your first 12 months, annual rent increases allowable by local and state laws may apply (currently defined as 5% plus the CPI per year, but capped at 10%).
Prospective tenants who wish to house pets inside should let us know. We'll evaluate on a case by case basis, and if accepted, we'll ask for an additional deposit and for you to carry a renter's insurance policy that has coverage for your pet(s).
Parking is available in the long driveway next to the house. You can also apply for permits to park on the street, which is restricted to ensure parking is reserved for residents and their guests.
The house will be delivered unfurnished unless otherwise agreed with the tenant.
No smoking on the property, please!
No drugs, including marijuana, to be used or smoked on the property.
We will continue to use the ADU and 2-car garage in the back of the lot, which I'll access through the driveway.
Any guest staying in the property for more than 2 consecutive weeks in any 6 month period will be considered a tenant, rather than a guest, and must be added to the lease agreement. We may also increase the rent in that situation.

You'll be responsible for utilities, which include So Cal Gas, Spectrum Internet, and LADWP, except I'll deduct a portion for water and electricity used for the planters and ADU. I can provide historical billing amounts for utilities if you need to anticipate how to budget for them.
