This is a completely remodeled (2020 Floors to Ceiling) beach cottage in North Coast Village - a premier beachfront community on 15.5 acres of gated and beautifully landscaped grounds. Incredibly well managed complex with 24 hour 365/day on site security - permanent landscape staff on payroll - and an efficient front office staff. My unit is a fully furnished 2 bedroom 2 bath 1040 sq. ft cottage end unit upstairs with no one above and just one unit below. It is great for those who must work away from home temporarily. Cable TV is included - all utilities also included subject to $limit. There is parking for one standard sized vehicle in the underground gated parking garage - with an assigned space in the G garage. Additional parking is PAID to the City of Oceanside in the outside parking lot across the street. Locked Storage in the parking stall has been provided for our beach accessories. Bike storage is not provided in the parking garage but may be available through the HOA in a common bike storage room. Surfboards may be stored on private patios subject to HOA rules. King bed in the master (plus a small toddler chair bed) and a Queen in the guest bedroom - there is a twin sleeper sofa in the Living Room. A remodeled kitchen with all new appliances and cabinets - well stocked for cooking. Minimum rental period is 31 consecutive nights off season or 60 consecutive nights during peak season or select a seasonal period in 3 month increments. I am open to adjustments on length of stay during shoulder months. Please just inquire with your requested dates. HOA regulations prohibit: pets, smoking, and drones anywhere in the complex including inside personal units or on individual balconies. Sharing or splitting the unit between families is prohibited by owner. Guests/occupants must be identified on the lease and registered with the HOA. Basic nightly rental rate is $100 per night Oct-May and $150 per night June-Sept and based on 2 person occupancy. If occupancy is higher - the nightly rate is higher. Max occupancy is 4 adults. Max rent is $200 night off season and $300 night peak season with 4 adults. Electricity charges over $75 month are deducted from security deposit. North Coast Village does NOT have AC due to noise and other issues deemed negative by the association. Individual owners can apply for individual room coolers on a case by case basis if noise will not be an added issue. We have 1 room AC dedicated to the master bedroom.
Electricity up to $75 month electric (winter) and $100 month summer is included - electric costs over this amount paid by the tenant or deducted from the deposit. Be aware our portable master bedroom AC unit will drive the electric up if it is left running all the time. Wifi is included with ATT Uverse - Pro unless HOA brings in Cable Internet (presently under consideration). Each adult occupant must compete and sign our application - and provide a written credit report with a score over 700. Credit reports are free through govt website - credit scores are under $10 each on the govt website. No smoking/vaping or drugs including Marijuana are permitted.
